Albert of Bioactive Pest Control has been to my house on a number of occasion to help with a mouse problem, some years apart, but both infestations successfully dealt with - more recently he visited as we thought there might be a bedbug problem, brought in by a visitor to the house. Happily on this occasion he could find no evidence of bedbugs (thank goodness). He very kindly spent time explaining the lifecycle of bedbugs and what he would have expected to see. He even suggested that he would be happy to visit the visitors house to see if there was an ongoing problem there. I cannot more highly recommend these guys. From the very helpful Ewa in the office to the lovely, calm Albert, you could do no better than to use this company, especially when you are under stress and dealing with things you don’t really want to deal with!!

We check pest evidence, entry points and infestation severity. Show us the affected rooms and tell us when activity occurs. Routine visits are often available within 24–48 hours.

We select suitable traps, targeted treatments, heat or proofing. Before work begins, we explain preparation and access requirements. Product labels and safety instructions guide treatment use.

Common Office Pests We Routinely Exterminate In London

London’s busy commercial districts, shared buildings, high footfall, and constant deliveries create ideal conditions for pests. Our pest control agency handles both common and complex infestations using legal, controlled methods with minimal disruption to your workplace.

■ Rodents: Rats and mice thrive in office basements, ceiling voids, kitchens, storage areas, drains, and wall cavities. They damage wiring, contaminate food, and spread disease. We remove active populations, block entry routes, and reduce attractants to help prevent their return.

■ Insects: Cockroaches, ants, flies, drain flies, moths, fleas, bed bugs, and stored-product pests can spread quickly in offices. They often hide in kitchens, staff areas, washrooms, break rooms, bins, and service ducts. Each requires a different treatment cycle. We target breeding zones, interrupt life cycles, and reduce reinfestation risk.

■ Stinging & Flying Pests: Wasps and hornets can create safety risks around office entrances, roof spaces, external walls, and window areas. Our technicians remove nests safely and help prevent rebuilding in the same locations.

■ Birds & Larger Urban Pests: Pigeons, squirrels, and fox-related issues can affect office roofs, loading areas, bin stores, courtyards, and exterior spaces. We manage activity, proof structures, and stay within wildlife regulations.

We also control vermin and insects such as black garden ants, pharaoh ants, drain flies, pigeons, product pests, carpet beetles, and more. If you are unsure what pest you are dealing with, our services include full identification and explanation, so you know exactly what is happening in your office or commercial premises.

Is Your Office Pest Infested? Top Signs To Look For

In office environments, pest infestations often begin in kitchens, washrooms, ceiling voids, storage areas, bin stores, and shared building spaces. Most start quietly and grow fast.

These warning signs suggest professional office pest control services are needed:

  • Scratching or movement sounds in walls, ceilings, floor voids, or behind kitchen units, often outside office hours.
  • Dark droppings near staff kitchens, coffee points, food storage areas, cupboards, appliances, or bins.
  • Visible pest activity during daylight hours, especially around reception areas, kitchens, washrooms, communal areas, or desks.
  • Webbing, wings, shed insect skins, or small insects near light fittings, windows, storage areas, and office furniture.
  • Ant trails, especially black garden ants or pharaoh ants, around sinks, kitchen worktops, vending machines, food bins, or staff areas.
  • Drain flies or fruit flies hovering around sinks, washrooms, kitchen drains, waste bins, and cleaning areas.
  • Red bites, itching, or unexplained skin marks after spending time in the office, particularly around soft furnishings, breakout spaces, lockers, or staff seating.
  • Strong, musty, or unpleasant odours with no clear source.
  • Chew marks on furniture, electrical wiring, food packaging, stock, stationery, or stored supplies.
  • Greasy marks along skirting boards, walls, pipework, and known rodent routes.

Ignoring these signs allows infestations to spread through the workplace and into neighbouring offices or shared areas. Early professional intervention keeps treatment simpler, cleaner, and more effective.

Round-the-clock Emergency Pest Removal For Offices

We provide round-the-clock emergency pest support for offices across London. Technicians are often available within hours, depending on your location and the nature of the problem.

Call us for urgent rodent activity, a wasp nest near an office entrance, cockroach sightings in staff areas, or an infestation affecting the safe use of your workplace. We will assess the situation, confirm availability, and explain what to do before we arrive.

Tell us your postcode, where you have seen pest activity, and whether staff or visitors are currently onsite. Photos can also help us assess the problem before attendance.

Seek professional help at the first sign of pest activity, as pest infestations can escalate quickly.

We arrive in unmarked vehicles and work discreetly to minimise disruption to your workplace. For planned treatments, we offer evening and weekend appointments so you can schedule pest control around your office hours.

Preparing Your London Office for Effective Pest Treatment

A well-prepared office helps pest treatment work faster and more effectively. Before your appointment, we will explain what needs to be moved, what can stay in place, and when staff can safely return. Always follow your technician’s instructions, as preparation requirements vary by pest type and treatment method.

To help your visit run smoothly:

  • Confirm the appointment time and nominate an onsite contact.
  • Notify affected staff, tenants, reception, or building management.
  • Photograph pest activity where possible and share any recent sightings.
  • Secure food, drinks, and kitchen items as instructed.
  • Clear access to skirting boards, cupboards, kitchen areas, floor edges, and known pest routes.
  • Empty cupboards beneath sinks where pipework or voids need inspection.
  • Arrange keys, access cards, loading access, or permission for restricted areas.
  • Flag sensitive equipment, server rooms, stock, medical supplies, or confidential areas.
  • Confirm re-entry instructions before treatment begins.

Our office pest control service includes clear preparation and aftercare guidance, so nothing is left to chance.

FAQs About London Office Pest Control Services

How much does office pest control cost in London?

Pest control cost depends on the pest, office size, number of affected areas, access requirements, and infestation level. Our office pest control services, excluding VAT, start from £82.80 and can range up to £310.80, depending on the treatment required.

Do you need to treat every office area?

Not always. Treatment depends on the pest and where activity has been found. Some infestations need treatment across several rooms, floors, or shared areas. Others only need targeted treatment in affected locations.

How do pest controllers remove pests from offices?

We inspect the workplace, identify the pest, locate likely entry points and harbourage areas, apply targeted treatments, and recommend proofing or hygiene measures to reduce future activity.

What should staff avoid after pest control treatment?

Do not clean treated areas too soon, move traps or monitoring points, block access routes, or ignore the aftercare instructions provided by our technicians. This can reduce treatment effectiveness.

Are your office pest control treatments safe?

We select and apply treatments responsibly, with staff safety, office use, and legal requirements in mind. We provide clear preparation and re-entry instructions. Lower-chemical and non-chemical options are used where suitable.

Do you treat all types of office pests?

Yes. We treat pests including rats, mice, cockroaches, ants, bed bugs, flies, moths, carpet beetles, pigeons, wasps, and other legally manageable urban pests.

How quickly does office pest control work?

Some issues can be controlled immediately. Others need follow-up visits and may take 7 to 14 days or longer, depending on the pest, its life cycle, office conditions, and treatment plan.
